The challenge at 268 Waterloo Road was to enable Unite to allow their student bedroom units to fit on a narrow site in Waterloo and convince the planners that the original consented office envelope would remain unaffected.  Two previous attempts to build on the site had failed for other developers and a planning delay would jeopardise our clients opportunity.

The final engineered solution was for studio apartments and retail to the lower floors and modular units from second to sixth floors, these were prefabricated and then delivered and installed on site significantly reducing onsite coordination problems and costly delays.

The property offers a choice of rooms in shared flats for 3, 4, 5 or 6 people, the studio flats provide for independent living and are completely self-contained. All rooms include en-suite bathroom, study area and a shared kitchen/lounge and tap into high speed dedicated broadband.

The property has a common room complete with AV installation, plus onsite laundry facilities and bike storage.  Student safety includes CCTV security cameras and a secure door entry system.

The development gained BREEAM ‘Very Good’ rating.  It’s  green credentials are derived from off-site modular construction, air source heat pumps, bio-diversity roof and recycled aluminium windows.
