We were appointed to develop the services for a new build 30,000 sq ft. office building on Blackfriars Road comprising of a retail unit at ground floor, with six floors of commercial offices above.

Key Challenges

  • We had to challenge the need for extensive renewables in the previous planning permission that were imposing onerous life time management issues.
  • We re-modelled the building using ASHP as the primary renewable technology which resulted in a carbon saving over 45% better than Part L 2006.
  • We overcame the planning restrictions on building height while maintaining the internal floor to floor heights by proposing an extended core bulkhead to accommodate the internal fan coil units and fresh air delivery this enabled the occupied area of each four plate to have an exposed concrete soffit with suspended architectural luminaries.
