The Crosspoint, London

We have designed the services for 'The Crosspoint' a new nine storey Cat. A 41,500 sq ft office and retail building located on the corner of Bishopsgate and Liverpool Street. On the ground to third floors the new building retained the existing façades to two buildings on Bishopsgate and Liverpool Street and incorporated an extended floor area through the demolition of a third building. The building was extended vertically by adding an additional 6 floors that formed an elliptical shape to maximise rights of light to the adjacent buildings.

The building had to be designed to stringent planning conditions that dictated the shape and envelope of the building.  Our key challenges were to design the building services to achieve a Carbon Saving of 11% over the Part L 2010 compliant baseline. The total carbon savings are achieved primarily through lean energy efficient measure saving a total of 7.1% and a further 4.0% through the application of PV panels on the roof.

The building achieved BREEAM ‘Excellent’ and an EPC energy Performance score of A(24).

The services solutions comprise of an energy efficient variable refrigerant heating and cooling system complete with full heat recovery capabilities. A number of ceiling mounted fan coil units were located within the a planked ceiling arrangement. Fresh air was provided by a central ventilation unit complete with heat recovery and inline heat pump unit to minimise the requirement of supplementary heating to the fresh air supply.
